Hotels for Sale in Bali

11 listings from Palm Living, refreshed daily

These are the hotels, guesthouses, resorts and other businesses Palm Living has for sale, from the hotels and restaurants section of bali-information.com, Palm Living's property site, refreshed here every day. Most are on the north coast, and each listing says where. Where the owner has given them, a listing shows the rooms, the land and build sizes, the building permit (IMB or PBG) and rental license, the year built and the condition, with a WhatsApp button to Palm Living's team in Lovina.

A hotel is a business, and the ownership route follows from that. Foreign investment in Indonesia has to take the form of a foreign-owned Indonesian company, a PT PMA, which can hold a right to build (Hak Guna Bangunan), employ staff, hold a rental licence and invoice guests legally. It comes with a minimum investment, annual reporting and tax filings set by regulation, so confirm the current figures with your notary and accountant. Freehold (Hak Milik) is reserved for Indonesian citizens, so ask whose name is on the certificate of any property listed as freehold.

The north trades well below the south coast, for reasons that matter to a business: visitor numbers are lower, the season is more pronounced and the resale market is less liquid. Read the permits and the zoning as closely as the price, since a building you cannot legally rent out is a different investment. Northbound's guides cover property ownership in Bali, leasehold vs freehold, building a villa in north Bali, build costs in Bali and land prices in north Bali.

Questions

Can a foreigner buy a hotel in Bali?

Through a company. Foreign investment in Indonesia must take the form of a PT PMA, a foreign-owned Indonesian limited company, which can hold a right to build (Hak Guna Bangunan) and run the hotel with its licences. A foreigner cannot hold freehold (Hak Milik) land personally.

What is a PT PMA?

A foreign-owned Indonesian company. It can hold a right to build (Hak Guna Bangunan) and legally operate rentals, employ staff and invoice guests. It comes with a minimum investment requirement, annual reporting and tax obligations that a simple lease does not, and its business number and permits are issued through the government's OSS licensing system.

What does “freehold” on a listing mean for a foreign buyer?

Freehold (Hak Milik) is full, permanent ownership, reserved for Indonesian citizens. When a listing says freehold, ask exactly whose name will be on the certificate. If the answer is a local person holding it for you, that is a nominee arrangement: Article 26 of the 1960 land law makes it void, the land falls to the State and the money paid cannot be reclaimed.

What should you check before buying a hotel or business property?

That the zoning (zona) allows the use, that the building permit and rental licence are in place, and that the owner's certificate checks out at the Buleleng land office with every heir signing. Use your own notary, never the seller's, and confirm the company route and its running costs with a notary and accountant before you budget.
